How often should a parking lot or parkade be cleaned?
Busy retail lots may need sweeping and litter control several times a week, while office and strata parkades often run on a weekly or monthly sweep. Full pressure cleaning of parkade levels is usually booked once or twice a year, with extra visits after winter when sand, salt and grime have built up.
We schedule work overnight, early morning or on weekends and close sections in rotation so parking stays available. For strata buildings, parkade cleaning can sit inside a strata and property management cleaning program, with resident notices coordinated in advance. Do you clean underground parkades?
Yes. We sweep and pressure clean parkade drive aisles, ramps and stalls, and clean stairwells, landings and elevator lobbies. We plan water use and drainage for each level and work in sections so residents, tenants and customers can still get to their vehicles.
Can you remove oil stains from parking stalls?
Light drips are spot-treated during regular visits. Heavier or older stains need degreasers, dwell time and hot water, which we provide through concrete degreasing and oil stain removal. We can add it to the same visit.
Will we need to close the parking lot?
Usually not. We work overnight, early morning or on weekends and close one section at a time with cones and signage. For parkade washing, we agree a level-by-level plan in advance so you can notify tenants or residents which stalls to clear and when.
Do you pick up litter between full cleans?
Yes. Litter control can run on its own frequency, for example several times a week for a busy retail lot, with sweeping and pressure cleaning on a longer cycle. We set both frequencies in the written scope so you know exactly what each visit covers.
How is parking lot cleaning different from pressure washing?
Parking lot cleaning is an ongoing maintenance program for lots and parkades: sweeping, litter control, stairwells and periodic washing. Commercial pressure washing focuses on sidewalks, entrances and plazas around the building.
What happens to wash water in a parkade?
We confirm drain locations and site rules during the walkthrough. Debris is swept up before washing so it does not wash into drains, catch basins are protected where required, and wash water is handled according to the property’s and the municipality’s requirements.
